exchangestay.sg

For licensed property agents

One agent per campus. Six slots. That's the whole product.

exchangestay.sg is a utility for exchange students working out what they can legally rent for a semester. Each campus page carries exactly one registered agent, shown with their CEA number. This page explains what the slot is, what it costs, and what it does not promise.

S$240

per year, founding rate, first six agents

S$480

per year, list rate thereafter

Invoiced annually by Ace Contract Pte Ltd. One campus, one agent, no auction.

What the slot is

Your name and CEA number on the campus page

Displayed on both the English and Chinese versions, above the fold, with your agency name and licence number.

A direct WhatsApp link

Students message you. There is no form, no lead queue, and nobody sits between you and the enquiry.

Schema markup naming you as the agent

Your details are published as structured data on the page, which is how search engines attribute a named professional to a place.

Twelve months, one campus

NUS, NTU, SMU, SUTD, SUSS or SIT. Take one. The other five go to other people.

What it is not

Not the domain

You are renting a contact slot on a page. The domain is not for sale at any price.

Not a lead guarantee

Nobody can promise you enquiries from a site with no traffic history. Anyone who does is guessing.

Not exclusivity across the site

You get one campus. Five other agents get the other five.

Not a listings portal

The site does not host inventory. It sends a student who already understands the rules straight to you.

The honest position on traffic

This site launched in 2026 and has no traffic history. There are no visitor numbers to show you, and I am not going to invent any.

What is real is the underlying demand. NUS alone states it welcomes more than 2,000 international exchange students a year, campus housing is not guaranteed, and NTU tells waitlisted students to arrange private housing before they fly in and warns them openly about rental scams. Those students arrive twice a year, in August and January, and almost all of them are legally locked out of HDB.

The founding rate exists because you are taking the risk on an unproven site. If it does not send you a single enquiry in twelve months, you are out S$240 and you will not renew. That is the deal, stated plainly.

Why the CEA number is on the page

Exchange students commit to housing from overseas, without a viewing, and lost deposits are a documented problem in this exact window. The site tells every student to get the agent's CEA number and verify it on the public register before sending money. Publishing yours turns that warning into your advantage: you are the agent who already passed the check the site just told them to run. If you would rather not have your registration number displayed, this is not the right slot for you.

Taking a slot

Email the campus you want and your CEA registration number, agency, and the WhatsApp number you want students to reach. The page goes live the same week. Slots are first come, and the founding rate applies to the first six agents across the whole site, not the first six per campus.
